PCS to Fort Gregg-Adams? A Richmond REALTOR®’s complete guide for military families

Getting PCS orders to Fort Gregg-Adams is exciting — and overwhelming. Between timelines, BAH calculations, school districts, and deciding whether to rent or buy, it’s a lot to figure out before your report date.
I’m Lauren Gerardi, a REALTOR® with Liz Moore & Associates in Richmond, Virginia. Relocation is a core part of my practice, and I’ve helped military families navigate this exact transition. This guide covers everything you need to know: where to live, what your BAH will buy, the school district breakdown, and how to get ahead of the process before you even land in Virginia.
Where is Fort Gregg-Adams — and how far is Richmond?
Fort Gregg-Adams — formerly Fort Lee — sits in Prince George County, Virginia, about 3 miles east of Petersburg and 23 miles south of Richmond. It’s the home of the Army Combined Arms Support Command (CASCOM) and one of the Army’s primary sustainment training installations.
That puts you in a genuinely strategic spot: close enough to Richmond and its full metro amenities, but in a housing market that is significantly more affordable than Northern Virginia or the D.C. corridor. The Tri-Cities area — Petersburg, Colonial Heights, and Hopewell — sits right at the base’s doorstep.
Where to look near Fort Gregg-Adams
The answer depends on your priorities: commute time, school district, or housing budget. Here’s the breakdown:
Chesterfield County — a popular PCS destination
Chesterfield is the most requested destination for incoming PCS buyers, and it’s easy to see why. Communities like Midlothian, Chester, and Bon Air offer strong resale value, newer construction, and a range of home styles and price points. The commute to post runs 30–45 minutes. Your BAH stretches well here, especially with a VA loan eliminating your down payment.

Colonial Heights — close to post, value-driven
Under 10 minutes to the gate, Colonial Heights offers lower home prices than Chesterfield. It is a practical choice if you want to minimize commute and keep housing costs down.
Petersburg & Hopewell — maximum BAH stretch
Both cities are minutes from post and offer the most affordable housing in the corridor. Petersburg has a growing arts and dining scene; Hopewell is quieter and more suburban. A 3-bedroom home here typically runs well below your BAH ceiling.
Richmond proper & Midlothian — for longer tours
If you’re expecting 3+ years at Fort Gregg-Adams — or you’re buying with the intent to hold the property as a rental after your next PCS — the Richmond metro is worth considering. Strong appreciation, deep buyer pool, and a market I know well.
2025 BAH rates: what your housing budget looks like
Fort Gregg-Adams falls under the Richmond/Fort Gregg-Adams Military Housing Area (MHA). Rates reflect a moderate cost-of-living market — meaning your allowance goes significantly further here than at many other Virginia installations.
2025 BAH examples — With dependents: E-5 ~$2,268/mo | E-6 ~$2,541/mo | O-3 ~$2,922/mo. Without dependents: E-5 ~$1,890/mo | E-6 ~$2,133/mo | O-3 ~$2,541/mo. Rates vary by zip code; confirm current figures at the official DoD BAH calculator.
In the Chesterfield and Colonial Heights market, an E-5 or E-6 BAH typically qualifies you for a well-maintained 3-bedroom home — and with a VA loan, you may have zero out-of-pocket down payment.
Renting vs. buying near Fort Gregg-Adams
There’s no universal right answer — it depends on your tour length, risk tolerance, and long-term goals. Here’s how I think through it with my clients:

Buy if you expect to be at Fort Gregg-Adams for 3+ years, you’re using a VA loan, and you want to build equity rather than pay rent. The Richmond-area market has shown steady appreciation, and VA loans are one of the strongest purchase tools available to service members — no down payment, no PMI, and competitive rates.
Rent if your orders are under 2 years, you’re uncertain about extension, or you want to land and learn the area before committing to a neighborhood. Quality rentals in Chesterfield, Colonial Heights, and Hopewell typically run $1,500–$2,200 for a 3-bedroom home.
Schools near Fort Gregg-Adams: the full picture
There are no on-post schools at Fort Gregg-Adams. Children attend the district corresponding to where you live. Here’s what to know:

Chesterfield County Public Schools — A large district serving much of the corridor. If schools factor into your decision, I can share the official district boundaries and links to third-party ratings (like GreatSchools) so you can evaluate what fits. Attendance is set by your home address.
Prince George County Public Schools — Serves residents on post and nearby, including an elementary and middle school on the installation itself.
Colonial Heights City Schools — A smaller district serving the city; you can review its ratings and boundaries through GreatSchools.
